Waterproofing Comes First
Before any decking, planter or seating goes down, check the existing waterproofing and the slope towards the drain. A balcony that leaks into the flat below is the single most expensive mistake in this list, and once decking is laid over a failed membrane, fixing it means pulling everything up again.
Keep the Drain Accessible
Whatever you lay on the floor, the drain point must stay reachable. Pedestal decking with lift out tiles or a removable grate panel lets you clear leaves and silt after every monsoon. A permanently sealed floor over a drain will block within two seasons.
Specify for Sun and Dust, Not Just Rain
